  5. Our Loan Officers have presumed the following on this site (unless otherwise stated):

    6. a) That figures are based upon purchase/refinance of your primary residence;
    b) Closing costs will be paid out of pocket, not rolled into the loan;
    c) The “home” is fits the definition of a “single family home;”
    d) Your debt-to-income ratio is under 30%;
    e) Your credit score is 720 or better, unless you are applying for some
    Jumbo lending options then 740 or better;
    f) The lock period for your lending option’s rate is 45 days; and
    g) If your loan to value ratio is greater than 80%, then PMI (mortgage
    insurance) will be added to your monthly loan payment.
